By making any payment, the Guest confirms acceptance of these terms and the cancellation policy.<\/li>\n\n<li>Administrative fee: In case of cancellation, a non-refundable fee of \u20ac50 applies.<\/li>\n\n<li>Travel insurance: The Provider recommends that all clients take out comprehensive travel insurance to cover possible cancellation. If you choose not to obtain insurance, you accept responsibility for any loss arising from cancellation.<\/li>\n<\/ul>\n\n<h2>Restrictions and Age Limits<\/h2>\n\n<ul>\n<li>Age restriction: Reservations will not be accepted from persons under 18 years of age. For group bookings where the average age is below 28, prior written approval is required and an additional security deposit may be imposed.<\/li>\n\n<li>Capacity and occupancy: The maximum number of persons must not exceed the limit specified for the accommodation. Only persons listed in the reservation form are permitted to occupy the property. Violation of this rule may result in immediate termination of the stay without compensation.<\/li>\n\n<li>Subletting prohibition: The Guest is not permitted under any circumstances to rent out or sublet the property, even free of charge.<\/li>\n<\/ul>\n\n<h2>Cancellation Policy<\/h2>\n\n<p>Cancellation fees are applied based on the time of cancellation prior to arrival:<\/p>\n\n<table>\n<tr>\n<th>Days before arrival<\/th>\n<th>Cancellation fee (% of total price)<\/th>\n<\/tr>\n<tr>\n<td>More than 56 days<\/td>\n<td>25% (deposit)<\/td>\n<\/tr>\n<tr>\n<td>55\u201340 days<\/td>\n<td>50%<\/td>\n<\/tr>\n<tr>\n<td>39\u201315 days<\/td>\n<td>75%<\/td>\n<\/tr>\n<tr>\n<td>14\u20130 days<\/td>\n<td>100%<\/td>\n<\/tr>\n<\/table>\n\n<ul>\n<li>Proportionality principle: If the Provider rebooks the dates, the Guest will receive a proportional refund of the amount paid (after deduction of a \u20ac50 fee).<\/li>\n\n<li>Shortened stay: In case of early departure after check-in, no refund will be provided for unused nights.<\/li>\n<\/ul>\n\n<h2>Security Deposit<\/h2>\n\n<ul>\n<li>Amount: \u20ac750 (payable in cash or by transfer upon arrival)<\/li>\n<li>Purpose: To cover damages to the property, loss of keys\/remotes, excessive cleaning (e.g. indoor smoking), or breach of rules.<\/li>\n<li>Damages: The Guest is responsible for all damages. Any damage or missing equipment must be reported immediately upon discovery.<\/li>\n<li>Cleaning: If the property is left in an unacceptable condition, an additional cleaning fee will be charged. Upon departure, all waste must be removed and food leftovers disposed of.<\/li>\n<li>Refund: The deposit will be returned within 14 days (maximum 30 days as per law) after inspection of the property and deduction of documented costs.<\/li>\n<\/ul>\n\n<h2>Check-in \/ Check-out and Registration<\/h2>\n\n<ul>\n<li>Check-in:\n  <ul>\n    <li>15:00\u201317:00: free of charge<\/li>\n    <li>17:00\u201320:00: \u20ac30<\/li>\n    <li>After 20:00: \u20ac50<\/li>\n    <li>After 22:00: \u20ac75 (only with prior written agreement)<\/li>\n  <\/ul>\n<\/li>\n\n<li>Check-out: by 11:00\n  <ul>\n    <li>Late check-out (until 14:00): \u20ac50 (non-refundable for that day)<\/li>\n  <\/ul>\n<\/li>\n\n<li>Legal requirement: Guests must present identification for registration with the Guardia Civil (RD 933\/2021). Personal data is processed in accordance with GDPR.<\/li>\n\n<li>Keys:\n  <ul>\n    <li>Lost keys: \u20ac50<\/li>\n    <li>Staff call-out due to lockout caused by negligence: \u20ac30<\/li>\n  <\/ul>\n<\/li>\n<\/ul>\n\n<h2>House Rules<\/h2>\n\n<ul>\n<li>Strictly prohibited: Pets, parties\/events, smoking indoors<\/li>\n<li>Additional prohibitions: Pets, parties, smoking, vaping, and use of candles inside the property are strictly forbidden. Violation will result in immediate termination of the stay and forfeiture of all payments.<\/li>\n<li>Quiet hours: Guests must maintain minimal noise levels, especially between 23:00 and 08:00.<\/li>\n<li>Right of access: The Provider or their representatives may enter the property at any time for necessary maintenance or inspection.<\/li>\n<li>Maintenance: Pools and gardens are maintained regularly. The Provider is not responsible for construction activities nearby or temporary outages of public services (water, electricity, internet, TV signal).<\/li>\n<li>Children: Parents are fully responsible for the safety of their children.<\/li>\n<\/ul>\n\n<h2>Force Majeure<\/h2>\n\n<p>In the event of circumstances beyond the Provider\u2019s control (natural disasters, epidemics, government restrictions), the Provider shall not be liable for failure to perform obligations. The Guest is not entitled to compensation unless an alternative date or credit is offered.<\/p>\n\n<h2>Liability and Deposit Use<\/h2>\n\n<p>The Guest is responsible for all damages caused by themselves or persons they have accommodated. By paying the security deposit, the Guest automatically agrees that the Provider may use part or all of the deposit to cover such damages. The Guest will be informed in advance of any deductions.<\/p>\n\n<h2>Complaints<\/h2>\n\n<ul>\n<li>Any issue must be reported immediately. Complaints reported only after the end of the stay will not be considered. If the matter is not resolved on-site, it must be submitted in writing within 14 days after return.<\/li>\n\n<li>These terms are governed by Spanish law. The Provider reserves the right to make reasonable changes to these terms without prior notice.<\/li>\n<\/ul>\n\n<h2>Consumer Rights and Governing Law<\/h2>\n\n<p>These terms are governed by Spanish (Andalusian) law and consumer protection law (RDL 1\/2007).
